…that is apart from the sale price plus stamp duty
Title search. Legal fees…
^^^roughly how much?
stamp duty to GOK at a rate of between 2 to 4% of sale value, property tax at 0.5% of sale value. Legal fees to lawyer at negotiated rates
Legal fees ya Kaplan would be different na ya Ondiek and Co advocates.
@a4architect What if one is buying thru a mortgage? Naskia kuna costs za charging or something like that. See attached some quote i was given by a lawyer pal.
@conteh…yes different banks have different charging costs . The quote seems reasonable from my point. If you try to do the same without a lawyer, it will cost you the same but with alot of headache.
What does ‘dishment’ refer to @a4architect
hehe…never seen that word before, from the writing, i doubt if he meant dishment…if he did, maybe he means pesa ya kitu kidogo…coz in here, there is alot of dishment to go around coz of the many offices included, eg lands registry, DCs office for consent, valuer at lands registry etc etc
heheee…swafi brathe
Hehehe,funny way to call it,
Should be disbursements.
I think stamp duty is usually pegged at the current market value of the property as opposed to the sale value. You might find the consideration quoted in the transfer is lower than the market value. They’ll rely on the value quoted in the valuation report done by a Government valuer, to calculate the stamp duty.
build don’t buy…the cost associated in buying a house they don’t tell you how they’re fcukin u up in your pocket. buy a kafuroti and if you feeling yourself in an upmarket area. get a good architect give ur self one year and your done.
On these point of borrowing to get or build a home make sure you have a financial backing of those installments you will pay. remember getting a home save you rent but you have put that money with no expectation of returns.
Inbox if you want to pay less interms of stamp duty…i propose if you have time just do it yourself as most forms you can be easily fill with little guidance…no much technicalities
Completed the transaction 3months ago. Actually, it didn’t cost as much…just the sale price, stamp duty @2% and 25k ya lawyer. The lawyer asked me to add her 10k in the course of the transfer ya ku maneuver kwa lands registry as she put it.
