I’ve heard from an insider that Tigoni is the new Karen. Land there is only being sold at 1/2 acre parcels minimum.
Hii news is coming from new money people who couldn’t afford the Runda prices so they’re sprinting fast to acquire land in Tigoni and build there before the prices shoot to Runda levels. These people are having their cake and eating it too.
From what I’ve heard, 1 acre prices are going for 20-28M while half acres are going for 10-16M.
I highly encourage everyone who knows how stupid it is to spend 100M on a piece of land in Karen to go buy in Tigoni mbio mbio. This might be the only time you get to ingia leafy suburbs.
If you don’t act now, you’ll end up in Kitengela dust bowl with your fellow chicken.
So all of you wannabe billionaires, raukieni Tigoni like the second coming of Christ. 10 years from now you’ll be the who is who of Kenya and your children will be teachers’ pets and everyone’s best friend.
About 4 years ago, I was interested in this area. But my oh my have the prices skyrocketed. Even then I thought they were overpriced.

Nowadays nimeona better mansions in upcoming neighborhoods than in the old school neighborhoods such as Runda and Karen. Siku hizi kuna watu wako na pesa na wanajenga serious mansions in new estates, especially in Kiambu county. The estates are better planned and I think they are already giving old money neighborhoods a run for their money. Watch the videos below of Mushroom Estate and Daykio Bustani as examples. Those mansions are better than most dated mansions in the traditional leafy suburbs of Muthaiga, Karen, Runda etc.
These guys know what they’re doing. Retail chains like Java and Carrefour now need to move into those neighborhoods and keep out the poors from frequenting them.
Upmarket neighborhoods are often low density. Java and Carrefour target the mass market (middle class). It wouldn’t make sense for them to relocate near these neighborhoods. There is no money to be made from a few rich people.
This is what I try to tell people. If you are not selling to the masses, you can’t succeed. Juzi I had a argument with a talker Ati Frankie has money because he’s a gym trainer for women in places like Karen and Runda. How often do such women gym anyway, to book a session.
Pale ABC place there’s a restaurant inside the Supermarket . A sandwich is 1400. I’ve rarely seen a customer in there, let alone a Lavington customer. Java moves to such places they will sell 10 cups of tea per day.
