  1. If you are buying a plot for construction purposes, do it during the rainy season. You will know the areas that flood/ waterways and those that don’t.
  2. If buying a shamba for farming (rain-fed) visit the area during the dry season and midway through the long rains season. Thus you will avoid buying land in arid or semi-arid area.
  3. Before buying any piece of land, acquaint yourself with the area by visiting the place several times asking about the land in question to discern whether it has issues. Visit the local bars and find those local wazee and you will get information you can’t get elsewhere after you buy several jugs of keg.
  4. Avoid relying solely on these land brokers however busy your schedule may be.

Also, perhaps to add to your note number 2/3, when conversing with those walevi in the local bars, do not forget to remember to ask around about the possibilities (or otherwise) and the prevailing costs of sinking boreholes and whether the water will be good for for farming, just for the knowledge.
