IMO, a good idea would be setting up a mall like structure with anchor supermarket within the iconic building, opening the swimming pool to the general public and converting the accommodation to Airbnb
Student hostels will not work.

Keep it a hotel na Wapunguze bei they will practically kill Airbnb bizness in Nairobi
The reason hotels don’t make money in Kenya is that they charge first world rates in a third world country lol. Take the Norfolk for example, unapata rates zao ni $290 a night. This is how much a 5* hotel in Manhattan costs. Now the question is, why do Kenya hotels have such high prices? I don’t know why but everything in Kenya is overpriced and no one seems to care or even notice. Hotels, apartments, food etc.
My take is that most people who are setting up businesses in Nairobi are foreigners from Europe/America so they price things according to the cost of their countries of origin (where they intend to repatriate the money). Unfortunately for them, most Kenyans can’t afford whatever they’re offering and they end up closing shop after a while. That’s why most foreigners aren’t successful with doing business in Kenya save for people who set up factories or restaurants and supermarkets.
