There are lot of mediocre apartments out there with marketing gimmicks and overpriced rent or buying price.
Sasa juu nyumba ikona tu madoido kama in-built cooking tops, kitchen smoke extractor and in-built oven, chandelier, wall lights etc nyumba inakuwa overrated and overpriced.
Then most of them concentrate on how the building looks from the outside.
To make it worse, the kitchen and bathroom are on the entrance.
Alafu kuna wengine wanafanya bedroom ensuite lakini bathroom hakuna dirisha ama air circulation ya kutosha.
You can literally suffocate when taking a shit; alafu harufu iingie kwa bedroom.
Of course, the rent and buying price are high because the houses are somewhere in Kiambu road, Kileleshwa, Kilimani, Lavington etc.
I think Kenyan developers na architects wanafaa kuchapwa viboko.
Wenye wanafaa kuchapwa viboko ni wenye hununua hizo apartments. It is upon buyers to course correct prices of mediocre projects when developers fail to deliver value. As long as middle class wannabes keep buying overpriced kennels, developers will keep selling the garbage and maximizing returns. In case you didn’t know, it is cheaper to rent than to buy anything from a developer in Kanairo. If you must buy, buy from the guy who bought from the developer. Only then can you get value for money after they realize the mistake they did. Today, there are houses that were sold for about 11M in 2016-17 and they are being sold for about the same price today because the first buyers got shafted by the developer.
In Kenya we get a raw deal in housing. The only solution ni kujijengea. Nilikua at some new building in westlands juzi for an auction. The thing is still shiny on the outside but falling apart on the inside. Substandard materials all through.
You live in a 2 bedroom but only have one washroom? How?
The Kitchen is bigger than the bedroom.
Mlango ya chuma:D:D eh, hii kitu hunimaliza.(Lakini ndio nimewekea tenants wangu)
unaishi 7th floor na hakuna lift na maji unakujia ground floor juu tap ni moja.
People who live along outering pale apartments zimeshikana, do you even have access to 2g internet mkiwa kwa nyumba? incase of emergency like fire, how do you even survive?
Lakini kila mtu na maisha yake. But if you are renting in Ruaka, please re-think your life choices.
Real estate in Kenya is built (literally) on the foundation of money laundering. Once you understand that, a lot of things start to make sense. Like overpriced “luxury” apartments which come up at dizzying speeds only to remain vacant for years na mwenyewe hasumbui.
Most bedroom ensuits in apartments have poor air circulation in the washroom.
Ndio maana watu wengi wakiwa na bedroom ensuite hawapendi kutumia choo ya bedroom for long call.
Hiyo inadepend. When you consider the irrational capital gains in places like Upper Hill, why bother with a tenant which just brings added hustle for miniscule returns?
Most developers don’t build to rent out because they use loans. Huwezi lipa loan na returns za rentals because the interest rates exceed the rental returns.
Generally. Not everyone writes with scientific precision. But Nairobi is oe of the worst real estate markets in the world for the buyer. No wonder Knight Frank loves Nairobi
