The cost of a decent house in Nairobi county or the outskirts, in a decent secure neighborhood is at least $100,000. Today I was seated at Big Square enjoying my lamb chops and overheard some young guys saying that 100k net is a decent salary in Nairobi. Then it struck me - these people are sleepwalking through life, sadly. They do not understand that they would have to save 100% of their income for 11 years just to afford a decent house in Nairobi or its environs (and that assumes that house prices do not rise during that period). Ukiambia watu 100k is peanuts wanafikiria uko na maringo. 100k is certainly better than nothing - obviously. But donāt expect to get ahead with a 100k net salary in a high cost of living area like Nairobi especially when you have a family. Thatās peanuts!! Najua hii itauma wengi wenyu sana because you fall within that income range (below 100k net). This post isnāt meant to mock you, it is a wake up call so that you can stop drifting like feather in the wind. What people think of as 100k should be at least 250k in todayās money. 100k isnāt what it was in 2007. Rusheni mawe sasa.

A astandard 3 bedroom en-suite bungalow costs 3M minimum excluding the cost of the land it sits on. In Nairobi environs, land is 1M minimum and thatās as far as Kamulu. Now thatās 4M total in upfront costs. Which middle class wannabe wants to live in Kamulu (AND THEY CANāT EVEN AFFORD IT if they wanted to - with which money?)?
So generally, if you wanted to own a home in Nairobi today you would need a minimum of KESH 5M all in (you still have to pay rent during the course of construction in your neighborhood).
Letās look at the options:

Mortgage - can you afford 50k monthly payments for 15 years straight? In Kenya? As who? Paid by who? Haha

Savings - At a 100k? Haha. Kasongo takes 35% and youāre left with 65k. You pay your 20k rent and youāre now at 45k. Transport costs, food, utilitiesā¦ā¦youāre lucky if youāre able to save 5k
Itās impossible with these numbers if you donāt have inheritance from parents in the form of land. I think a lot of Kenyans are delusional. Very few Kenyans can show up with a 2M lump sum to a business deal if required. The only way out for them is getting financing from a bank at exorbitant interest rates.
Kasongo anajenga affordable housing na hamtaki. Hapo WANTAM alikuwa ameona mbele. Your best bet is to iherit nyumba ya mzee and thatās even if your folk were wealthy enough to have built in Nairobi.
Donāt lose hope though. Nairobi outskirts will turn into ghettos anyway. Go to Machakos and build there. Nairobi itakupata huko.
Letās do the math for a hypothetical ktalk blogger making kes 527 per day. 365 days-= 192,000. to save for a 10 million house, heād require to save every cent for about 52 years.
Luckily, perhaps for that hypothetical blogger, he has other sources of income and probably owns a house.
