This will happen in Kenya too CtrlC+V

Trm is like the coca cola if you get my drift.

Time developers think of the lower classes…this mid class is complicated

This will be good so that when we go to rent hii kazi ya kuitisha goodwill mwenda ikae na biz yako ni startup ianze mosmos

What of 2 Rivers and its high end clientelle market?

This is going to be the trend unless there is proper targetting as well as diversification in development. Hata hii Mall ya Kirubee sina uhakika kama itasurvive; Runda and Ruaka pekee Haiwesmake
I hope real estate is next hii watu imetunyanyasa sana na hizi manyumba.

The trend nowadays, at least in developed countries, is online shopping with home delivery. If you look at giant stores like Walmart, they’re closing down brick and mortar stores in favor of storage warehouses which are used to store inventory and coordinate logistics. Amazon is giving them a run for their money. I believe that’s the future of shopping. Question is why are developers building more malls?

Hawa middle class watu huongelea ni akina nani, @Okiya saidia mimi

There is another one coming up hapo Cabanas, another one in Ngong’ plus the one in Komarock off Kangundo road.

There is a silent on at Karen called the HUB…ample parking lakini hakuna local franchise…ile nilijua ni KFC na safaricom pekee

Ya komarock naona ikienda vizuri.

TRM definitely, the food courts are always busy in the evenings and on weekends it’s packed. Realized that also peasants from Githurai come for sightseeing on weekends.

P. S I have never noticed about the lesser traffic at Garden City. Have always assumed the rest of the shoppers are coming later. Find it cool btw. Since most retailers are chains they should be good.

Remember pia kuna Shujaa Mall hapo Kayole and Greenspan hapo karibu.

Just so you know, a developer just needs to lease 40% floor space to break even. Kwanza at Investment Grade Real Estate… It is not a mama mboga kiosk I am putting up(no offence). Tenant signs a 6 year lease, pays rent quarterly; I package that as an investment vehicle ( REIT or PE) and start my next project. Do you have US$ 10M to invest?

Seems business is booming in Buffalo Mall Naivasha going by the traffic I see there.

TRM took all the thika road clients and idlers too, Garden city has to compete with trm, maxland(right across ) and Ridgeways kiambu rd. Most guys from Ridgeways and garden estate prefer ridgeways mall.
Taj was a flop the moment they had uchumi in there.KU pia hakuna biashara ya maana itakuwa hapo.

Shujaa ni a dead mall. Naonanga watu wachache on weekends shopping at Nakumatt. Hizo stall zao sijui kama wame rent zote. Greenspan is too far naendaga huko tu juu ya standard bank.

Hama kayole

Si unaongeanga mbaya

Komarock’s K-mall is likely to succeed because of its position, accessibility and a ready market.Consider saika, obama and the adjacent estates.

@Gio, ROI for most of the company’s starts to kick in after 5yrs. I would say its still early to write off Garden City.
