Selling land is much harder than it looks

Kuna jamaa najua amekuwa akijaribu kuuza prime land hapo Lavi. Guy was holding out for 150m, nobody wanted. Akajaribu kushukisha mpaka 120, kuna Wasomali walikuwa wanajifanya ati wanataka lakini they kept backing out at the last minute. After one year of trying to sell the land, wameamua just to go back to renting the small house that is on that plot. Ukiona hizi bei kubwa kubwa za real estate, just know that actually getting buyers is a different story completely. Most of those sellers just revert to renting the houses on that expensive land

Land hukuwa tricky sana juu huwezi uza haraka bila kupata a big haircut. 99% of people wenye huuza land because of serious circumstances e.g a hospital bill, usually get taken advantage of. They often sell at a big discount because they need the money urgently and land is an illiquid asset.

Usingoje until you need the money urgently ndio uanze kuuza shamba. Sell when life is good to get the best price.

My old man, true to his stubborn nature, has had 5 acres on the market for the last 1 yr. Amesema hatauza bei ya hasara. Ngumu sana kupata kastama.
A neighbour is also selling his house for 45m. Imebidi achange agents but nyumba bado haojaenda 6 months later.

Hizo big tag items mtu huzipatia time. Unaweka market unajua in 2 years itaenda sio immediate. The other downside of using agents is they inflate the price it becomes out of reach. I prefer dealing with owner.

Ashike loan nayo… Kama wewe ni mraiya random, kuuza property sio mchezo. It can take upto 4-5yrs to close a deal… Bear in mind Processing a mortgage in this country can take upto 3yrs to close…

Kama kwangu huwa less than a km. Kutoka kamulu hapa karibu na stage 26 hadi tao ni less than an hour kama hakuna jam. Na place ni green, Kuna miti na wasee wamejenga nice homes.

You guys overestimate the financial muscle of the people in the country you live in. Very few individuals have 45M to drop on a house or a 100M to drop on a piece of land. This is a shithole 3rd world country. Unless you’re targeting politicians and wheeler dealers, nobody else has that kind of money to drop instantly. A person who has earned their money kwa njia safi kama pamba ataskia uchungu sana buying property at those exaggerated prices.

45M for a house in Kamulu? Watu hawana pesa boss. If they had 45M, they would buy the land neighboring that house at 5M and build a home for 5-6M.
