Its always easy kutafuta isolated cases where land values skyrocketed. Hiyo research ya Hassconsult is more dependable juu ni wholesome sio Kamulu pekee. The average person mwenye alibuy plot Nairobi or its environs 10 years ago saa hii akiamua kuuza atauza double the price on average. That return is too low to get rich off.

Kuuza shamba sio rahisi pia, kwanza mtu akiwa na ideas atauza ikipanda bei, nani atanunua shakeh 5M, na ni 100 by 100.

I have four jamaas walinisho niwatafutie wanunuzi. Mmoja anadai mita tatu na ni 100 by 100 (kuna beste yangu traffic police namshikanisha na nidai zangu za macho)

Pale umoja kuna msee alinisho nimtafutie mjaste wa kununua plot 5M, ikona papers.

Another one pale saika anadai 5M ka plot ka less (ni kadera wa mat za masafa)

Plots ni rahisi sana kuuza shida ni wenye wanauza hufikiria their property is worth more than it actually is na hapo ndipo shida hukuwa. Utapata msee akijichocha plot yake ni 5M yet neighbor wake watatu waliuza between 3 and 3.5 in the last six months. Akijaribu kuuza yake ndipo anashangaa mbona plot haiendi.

Ndio nasema kununua plots as a speculative investment ni kujicheza. Kama hununui kujenga nyumba uishi ama for other projects, heri kuinvest kwa other ventures hiyo pesa.

but pia mashamba za 200-450K ziko past malaa. Last week but one nilituma a friend asake kadhaa. Ziko sio lazima mtu ashike within nairobi. Na hakuna place msee hawezi jenga keja, siku hizi gari ni cheap sana na pia kuna boda boda.

Enzi za kununua plot na kungoja 10 years uiuze at 10X the price ziliisha. That’s my point. Kama unanunua nunua ukijua vile utatumia hiyo plot usiexpect ikutajirishe simply by holding it kama wazee wa kitambo.

400-500k when a broker is involved. If you can manage to meet the owner, you can negotiate and even agree on malipo ya pole pole. Unaeza pata 50 by 100 na mia nne

Unatudanganya sana chief. Shamba imeshika tarmac huezi ipata na 500k Malaa. Hapo unafaa kuanzia 2M kuenda juu.

I know better. Shamba Malaya ukiingia na ndani utapata na punch, Kuna kantafu pia. Usigongwe na hizo za Kenya police unauziwa mia nane, pia usidanganywe na brokers. Just find the owner of the plot. Wako njaa

Kenyans ought to engage in productive manufacturing activities especially now that tuko na deficit ya dollar. Hi mambo ya kununua overpriced land in the middle of nowhere, alafu inawachwa hapo miaka kumi ndio uuze is just stupidity and poverty mentality.

Wakati wanzungu are investing in research and inventing all manner of things to improve the mankind existence huku Kenya Kuna mtu anangoja kuuza shamba baada ya miaka kumi… pathetic!

Najua ukiingia ndani utapata na 500k lakini shamba iko kando ya tarmac huezi ipata na iyo bei.

My thoughts too. I know someone ako na plot touching tarmack hapo kantafu madukani Kwa hizo bumps, anauza 3.5M. but huko ndani several KMs away unaweza pata na hio 500k anasema

Yes. Kuna mahali inaitwa Drumvale @Yuletapeli knows the place; 50×100 unaipata na 1.4M. Kupata 100×100 ni tricky sana since watu wamepata smaller pieces of land make more money than bigger pieces. Ukitaka 100×100 labda ununue 50×100 mbili alafu ushikanishe.

Mzungu is also busy investing in land. Ananunua shamba kubwa then subdivides into 50x100 plots and sells the empty plots or builds homes for sale on it. eg hizi 50x100 plots huko australia going for about Ksh 400,000 (ie 5,000 australian dollars).

the good thing in such places is that they are strict on zoning - if shamba ni ya kujenga unanunua na unajenga, hapa Nairobi people will buy and just hold on to them resulting in an area remaining backwards since very few will develop and all the others will be waiting for a price increase, also will depend on the few to value add the area, and as such you find the prices rarely outdo inflation over time.

Very true. Normally in those places when you buy the land, the requirement is that you must complete your home construction within 3yrs. And the home must be built according to a specific plan. That is how they end up with very organised residential areas.

Hapa kenya you buy a plot unajenga your home but kumbe your jirani bought to speculate, so jirani keeps planting maize or rearing chicken waiting for the plot to appreciate. Baadaye anauzia mtu mwenye anajenga flat ruining your investment.
