Wazi naysayers. Well designed and planned malls will stay in business. May take 5 years, but they’ll get there. Some of these unplanned malls will however fail.
Gateway Mall will do well got a few banks, Family, Equity, KCB. Naivas serves well the people of mlolongo.

Another empty one is Juja mall. Other than Tuskys which has few customers, the rest of the shops are vacant.
its on the wrong side of the road…jus like garden city is …iko kazi apo …coz most of the people targeted are people driving and usually this group of people shop on their way home from town/upper hill wtc. sasa wanataka niende kama narudi tao tena then nitafte bearing ya kuenda home tena …Bogus!!!
The issue with the malls lacking tenants is the high rental prices quoted by them. You are not the hub or two rivers to charge premium rates. The best thing about the market is that it corrects itself in cycles. The green house at Adams realised it can’t rent out its top floors to retailers so it offered them as commercial offices and lawyers, service providers took them up.
Next gen mall is designed more like a hotel. In time they will just let out office space rather than retailer shops

There’s another one being built near Cabanas and another one called crystal rivers being built by samavicon in Athi River.
My take is that if you are building another development that includes a mall, think big like Two Rivers, the Hub etc where it’s has many attractions like amusement park, water park, hotel, business commercial centre, residential, sports, dozens of restaurants etc. That way the footprint in the place will be huge not a trickle.
The other option is building them in the counties.
Lakini swali…since all the malls have decided to charge parking…si wenye magari watasema wacha ikae or just stick to their home malls…ama watu wako na pesa they don’t mind? Coz i was wondering ridgways mall nani in their right minds will go pay for parking there
