Centum’s CEO James Mworia is now launching the Terrific Green USD I-REIT (aka I-Triffic REIT) to finally capitalize on the growth of service-based exports from Kenya. Think about it, Kenya’s service exports in terms of human capital and professional services have surpassed agricultural exports as the single largest foreign exchange earner.
I found this quite interesting. Increasingly, we are seeing more call centers based in Kenya, digital service offerings based in Kenya and a whole lot of other setups. Centum basically provides office space to such firms and because these companies make money in hard currency, they are able to offer a wide range of operational services, package them and sell to these companies in the form of rent. They have a flagship building tower in one of their economic zones. I see this as a potentially huge opportunity for retail investors - especially now that MMFs and Treasury Bills are reducing payouts due to the CBK rate reduction efforts…aka quantitative easing. James mentioned that the initial minimum capital required from individuals is $5,000 and the expected earnings are 8%, paid out in USD. This is a great alternative for people who can’t invest in offshore ETFs.
As village elders like @Yuletapeli and @Landlord look towards diversifying their real estate portfolio, this i-REIT by Centum is really worth looking into. As more investment flows into Kenya, it is clear that the value of such financial vehicles will keep going up.
