Some developer has put up 900 bedsitters. Residents have no running water, no sewer. It will be worse than pipeline.
Nimekuwa nikiona rents za huko ni kama they peaked in 2019. Since then rents have been declining. Leo unaweza pata 3 bedroom na 75k something hungepata 2019 huko.
Leafy suburbs hukuwa na strict zoning ya half an acre minimum per household and no highrise buildings. Wakireduce acreage to increase density that’s the beginning of the end juu the next thing hukuwa kukubalisha flats. These developers have millions of dollars hawatambui sheria. Once you let them in they operate on their terms.
Alafu kuna msee analipa hio 75k na bado hana maji constant! What BS we put up with in this country!
So hao wajinga wanataka Nairobi remains the same since time immemorial? You cannot stop change. The most prudent thing for them to do is to sell their properties at a profit and move to more private remote areas. Hivyo ndio watu hufanya. najua wazungu walikua hio mtaa but got fed up with the congestion wakaenda places like Lukenya etc
In 2019 and prior rent huko ilikuwa 100k for 3 bed+DSQ. Sasa after all the inflation imeshuka to hata 75k, probably even lower kumaanisha in inflation adjusted terms rent za huko zimeshuka by more than 30%. I drive through Lavington and Kileleshwa and frankly ile jam hukuwa hizo area ni wazimu.
In all fairness some of the developments look very nice.
From ABC Place mtu anaishi Runda atafika mbele ya mtu anaenda Lavington Mall during rush hour akipitia Red Hill.
Bonobos can’t have nice things.
Then again, the Nairobi of 2023 is not the Nairobi of 1993.
There is a booming population in Nairobi, and the market is just filling up that demand to provide upper middle class apartments.
shows that very soon areas like ngong will be more profitable to landlords compared to city landlords becauseof the overcrowding
Kama ungekua na passport na degree, ungekua unajua that an area can be affluent and maintain exclusivity hata ikiwa na 70 floor flats.
That’s not the case in Lavington and Kileleshwa. Many developments have studios. Studios = High Density. High density na affluence huwa hazipelekani. Ungekuwa na masters juu ya bachelors ungejua hivyo. Lastly hata there is no sufficient infrastructure to support the real estate.
Vile naona Lavington, Kilimani, Kileleshwa will eventually become middle class areas vile kulienda na South B and Buruburu. New leafy burbs will emerge places kama Tigoni.
Garbage… Ndio maana tunasema passport na degree muhimu sana…
Where is the infrastructure to support the high density in those areas? Upuss.
Universities based on Thika Road are populated na madoggy. While applying for my phd, I had argued in my proposal that Buruburu, South B, South C and Kilimani areas were turning into slums. The fuckers rejected my proposal eti hizi ni areas za masonko nikitaka kuongelea slums niandike thesis about Kibera na Mukuru. Ona sasa.
Naona nikiweka ile apartment yangu hapo kilimani kwa market banae … kabla mambo iende kombo. Itabidi babymama ameamia nax ama aende kwao Gilgil. Io pesa nitumie ku develop ranch yangu ki sasawa ama ni nunue vacation home cape verde na uko. Fuck Nairobi … I hardly spend time there anywayz.
Did you have to bring the PhD thing into this Maghreb??
And the PhD didn’t manage to stop you from reasoning like a lamebrain?
Kilimani is literally an extension of the city. Can’t even be called a suburb.
Many more highrises need to be constructed. If the infrastructure is not coping, build more infrastructure.
If they want low rise sprawling suburbs, there’s always Kamulu, Ruiru, Syokimau and the likes. Alternatively they can upgrade to Karen.
People should leave Nairobi and go develop other cities/towns. All it takes is for some forward-thinking billionaire to set up a few mega-companies in a town like Baringo.
This means jobs move there, hence people move there. Everyone with something to sell will also have to move there. Nairobi will soon be a slum. In fact, I’d move the capital city from Nairobi to some backward-Ass town in Nyeri/Nyanza/Kakamega/Pokot if I were president just to shake things up a bit. I’d even demand that no more organizational headquarters are set up in Nairobi. You want to set up a UN organization in Nairobi? No you idiot, go to freaking Mandera. You want to set up a world bank branch in Nairobi? Idiot, go to Karatina.
I’d decongest the city via executive orders like the second coming of Christ. I’d move every new government initiative as far away from Nairobi as possible. There’s no point in having Nairobi turn to another slum because every pauper is trying move there for a job. Lakini this is Kenya where the average IQ is at 25 max.
Seems elders wengi uku hawajui meaning ya slums. Hii ndio ubaya ya kukosa BSc degree.
Mr. BSc degree holder, we understand that due to your humble upbringing, anything that looks tall and is covered in glass qualifies as “leafy” and “paradise-like”. Your entire education expenses from elementary school all the way to your BSc degree are still not enough to have covered our elementary school fees. Sio kupenda kwetu. Forgive us.
