Land Speculation: The New Pyramid Scheme

Am I the only one who thinks that land speculation has outlived its usefulness? Sometimes, I seriously question the intelligence of anyone who buys land (especially around Nairobi), in the hopes of reselling it at a “profit” five years down the line. Most gullible Nairobians are buying land at its future value and still expect to make a return. It is a norm to see land in the middle of nowhere, with no electricity, infrastructure, water or development on site selling at hundreds of thousands or millions e.g Juja Farm. The era of buying land and waiting for its price to appreciate is long gone. It is all fun and games until you try to sell that land and realize that the prices that were being mentioned are hot air. Bottomline: Unless under very unique situations, buying land anywhere near Nairobi is not a wise idea if your expectation is for it to appreciate so that you can sell it later. It only makes sense if your plan is to build on that land and unlock its value. If your plan is speculating, it will take a long time because you just paid the actual price of that land in 2022, today. Occasionally, you might be lucky to get a greater fool, but this is a rarity.

I am slowly beginning to think that investing in anything for capital appreciation alone is a dumb move.

…land appreciation is secondary.

Land purchase postpones your present gratifications (liquid cash is tempting).

The same can be used as collateral if need be in future.

So technically, you use land as a means of savings…which is not wise because if you need the cash, you will have to take a loan. Indeed, the bank will loan you your own money. How is that wise (paying interest on your own money)???

this party will go on forever…the population is growing, increased investment from foreigners(mukesh ambani etcs)…plus people just want to be in the “city” where you can live work and play…Demand is not slowing down at all it’s only taking longer to close down deals but people with exceptional pieces of estates for sale will definitely make a mill. a ridiculously high number of Kenyans still believe that land is the safest form of investment fueled by unending chants “buy land they don’t make any more of it”

You buy a plot at 300K. You sell it for 3Million after 10yrs. The buyer builds rentals and makes 3Million in less than 6 months
