Land sale

I have been trying to sell pieces of land recently and not succeeded. I am starting to wonder if the agents are over inflating the prices or if it’s just not a good time to sell. I am not on the ground so can’t make my own judgement. They are in good locations.
Any advice?

where? Price? size? Dont be swayed by these astronomical prices and returns you keep hearing about. Nobody ever sells his piece for the amounts quoted. They are mostly upper limits

2 acres in kitengela. Near amenities. They are asking for 10m each with a view of achieving no less than 8.5 according to them. Shida ni very little serious interest months later.

Chugunza na wale watu wako mashinani /pale chini.they could be doing this to bring your spirit down and sell it to them at a throw away price then they hit jackpot. I dealt with cartels at utawala and it’s not interesting

You stand a better chance if you subdivide that land into 1/8ths. Most people can’t afford buying acres. Subdivide, get individual title deeds…and sell at a higher price and faster. Remember…most people will walk away if you don’t have the title deed for each piece…people prefer buying wanaenda tu kutransfer title to their name. I hope this helps

I thought so but they advised against it saying it’s expensive

You don’t have a photo of a piece of land you are selling. You seem not be serious, sorry to say.

Had left it in hands of a couple of agents claiming to be professionals. They were supposed to erect signs but a friend told me they hadn’t. My problem is being away. I suspect they ate the money for the signs Maybe I need to take matters into my own hands when i come home.

Maybe this is why things are not moving.

We are in the same boat. I have not managed to sell my land at the Lamu port but I am not using brokers. Its a waste of time. I will sell it myself polepole tu.

Why on earth do you need to use a company for? You can sell the land on your own…there is less risk as a seller than as a buyer. The first step should be getting proactive…after getting the title deeds after subdividing…weka adverts olx na Facebook. You will sell. Remember that the cost of subdivision and title processing will be shifted to the customer and not using land selling companies will increase your profit astronomically…you don’t need to use the company in selling the plots if you have a personal car (for convenience) and internet. You just need a contact in that town who will show clients where the farm is whenever you are unavailable.

Shida ni siko karibu and can only be there a few days at a time when i do come. I thought engaging someone who is buying and selling daily might be the way to go.

I know one thing about land selling companies. They are willing to let customers who meet your price point go…if they don’t meet their price point. This means by using brokers…you eliminate many customers who cannot afford at the brokers price,but who could afford at your price.
