They were on NTV selling the dream investment. Someone called asking if he can have a bank finance purchase. Answer: they have their own financier whom they didn’t name. According to them (DLIL), going the bank way does not make economic sense seeing as one is only buying an ⅛.
Who has or knows someone who has invested with them? Is it s project worth taking up?

This is a scam…Lets look at it objectively. They sell the land for 740k, promise upto 500k at the end of the year. So effectively the buyer spends 240k for the plot.
My question is why doesn’t the Diamond properties financier just go ahead and develop the property and earn the extra 260k per plot? If it was that good they would not even need to advertise left right and center, the advert cash can be ploughed back into the land earning much more. Just my observation

It did sound too good to be true. Earn 500k at the end of the year with zero physical input. Not sure about extra financial cost, it wasn’t mentioned. They also spoke of farm managers and I was wondering who pays them.
The guy that answered that question did it would not make economic sense to involve a bank as it would be more costly. In terms of mother title search, evaluation and other charges I can’t remember. Then he proceeded to say they had a financier who would purchase it for a prospective buyer without the “hustle”. . . .you could be right.

It doesnt really matter how you decide to finance the buyout; what matters is the risk in entire project (property value is independent of the financing method). IMO, if you are planning to invest the 174k, start by assessing risk factors such as the existing demand for the land use and the future demand. You might also want to look at possibility of change of user of the land as well as the rental values of the neighbouring parcels.
(In all, am assuming you are content with an annual return of 67.56% on the investment.

In a situation where I have 1,000 acres but I only have enough money to develop 500acres, why shouldn’t I invite other investors to take up development of the remaining parcel? That way I can sell part for profit, and use the proceeds to invest in 750acres instead of the 500 acres I could initially afford. In such a situation, I can act as financier for the buyers and have first rights to buy back defaulters applications.

What those guys do i.e. akina Diamond Property, PRC, Optiven etc etc, they go buy land in very remote location. And because they don’t want to wait for too long for the land to appreciate, they come up with clever VALUE ADDITION ideas so that they can sell the land faster and make money even faster. At the end of the day they are in business. So what I’d say, this is not a scam but chances are that the 500K return is an over-estimation and secondly you may incur more cost upon buying the land in terms of paying the managers etc. So don’t look at it as a get-rich-quick scheme.
