Buying Land...

As you all know buying land in kenya is an extremely tricky affair sometimes almost boardering on madness. The sheer number of people duped in land transaction is staggering.Now my question for guys who have dealt with this subject matter; which is the best route to acquiring land:
1.is it by going it all alone by trying to follow due process (as much as possible.)

2.Through coperatives/sacco. eg safaricom sacco

  1. Through relatives or friends
    4.Through land selling agents/companies eg gakuyo real estate,diamond properties

If you are employed and your organization has a functioning co-operative then that’s the best way to acquire land without having to deal with rogue brokers and ending up losing your cash

Seriously guys. Give us a try and you will not be disappointed.

Any method above is risky in our society today, just do your part and involve a surveyor and a lawyer if possible and hope for the best but I would recommend go for a reputable agency.

Just ask around who is selling land, if possible deal with the real owner. If it happens he/she is a broker and you like the piece of land, meet the seller and agree with him the price and how much to pay the brokers. Do not agree anything to do with paying the brokers in commission, this way you make sure both of you the buyer and seller are not exploited by brokers.

Once this is clear you go to an advocate let him guide you. An agreement is done, and now you can get rid if the brokers. My lawyer asked to draw three bankers cheques each with a 1/3 of the payment. The seller gets the first cheque and hands over the title deed to the advocate. The second cheque was given to him after he submited a consent to the advocate. And the third and final payment was done after successful registration for the transfer of title deed. Usually one week after the second payment. (note that it is his responsibility to get a consent and it is your responsibility to do the transfer)

With a good checklist you can do it yourself but don’t be greed a or cut corners.

You can always agree on the amount to pay. I know of someone who paid 10% of the land value as the first deposit and was allowed to move on to the land, get the original (kuzitafuta) documents.
