Buy An Apartment In Kenya At Your Own Peril

Gullible upper middle class wanapipinywa makeii na developers.

The day I see these apartments without occupants nitakunywa FAXE 4 nilale kwa mtaro juu they are a scam. Kuna biy wangu nilimkataza kununua apartment south c nikamshow anunue main house instead juu iko na space ya watoto kucheza akajiona jogoo. Akiingia service charge ilikua 5k. After one year nyumba zimejaa nywele ngumu zikaongezewa service charge to 12k na woria 7k. Alitoka hapo anarent main house sasa na hio apartment amerentishia woria.

Mtu anabuy apartment hii Kenya ni fala sana. Kenya sio kama mayolo where laws work and people have rights. Huku watu wengi hubuy apartment halafu wanaendelea kulipa rent hidden as “service charge”. Halafu kuna 1000 issues associated with owning an apartment.

Kwanza ni bureaucracy. Lift ikiharibika ama generator etc lazima muanze kutafutana 100 people. Upuzi tuu. You can’t customize your house to suit your needs. Msee ako kwa mansion yake anaweza amua anunue generator, bigger water tanks, solar panels, etc to his liking. Watoto kwa apartments hawana places za kuchezea. Pia grown ups have no free space to hang out. Ukiwa na nyumba yako utajenga gazebo huko nje ukunywe FAXE zako in peace. You can plant fruits in the garden etc.

Wakati nitaamua kuacha kulipa rent I will just buy a nice 100*100 or half an acre in a controlled development area in the outskirts of Nairobi. Sure, service charge nitalipa. But people in such estates have more power than apartment owners na service charge huwa under their control. Kununua apartment ni kujienjoy. It is a finesse. In fact, heri kuwa tenant than owning the damn apartment. At least the tenant can move when issues kama maji etc arise.

I would rather own a mansion in Kahawa Sukari than an apartment in Lavington.

One thing staying at Le’Mac has taught me is that no matter how luxurious the apartment is, kutakuwa tu na some very irritating stuff going on:

  1. There’s always a fool stomping the floor above you or banging doors or just something going on that’ll piss you off.

  2. Too much security, meaning there’s a huge lack of privacy. Yaani guards wamejaa at all entry points and you must check in and check out using a card. Basically, everybody knows your whereabouts. Kwanza kama ni Airbnb unaskia ati you must register any guests at the reception :joy::joy:. Ata owners pia are at the mercy of these rules……iyo lack of privacy kwanza ndio inaboo. Alafu you know Kenyan guards vile huexpect something small everytime. Ukitoka nje unaona umerushiwa ile macho ya “niwachie kitu”….very shameless people.

  3. Uku Le’Mac kwanza wamewekewa smoke detectors meaning hauwezi smoke ndani ya izi apartments :joy::joy:

  4. Service charge……Wacha tu, I think ni about 20-30k

Another apartment my friend is living in unaskia watoto wakicheza kwa common spaces manze. One big difference na majuu ni ati people with kids don’t live in apartments. They go get a single family home in the suburbs. Huku Kenya unapata a whole family na maid living in an apartment :joy::joy:. Wueh

first time nasikia property depreciation in .ke.

Technically its not your house…Gated community is the way to go. You build the house to your liking. Apartment ni umbwakni. I have a buddy in US amenunua one of those townhouses with HOA… last time i visited him i was limited to how loud i can add TV volume not even a music system. Ati i can’t laugh out loudly at night jirani kisirani asim report. Cant park in neighbors spot…the list goes on. Asked him the point of buying a house you have no control over akasema ali blunde. 30yrs mortgage n living like a renter

Magwiji wakiongea unafaa kujificha kwa bedshitter ghaseer

People who live in apartments with kids + maids are idiots. Apartments are for single people + couples. In Kenya, the land of shortcuts - people putting up apartments and no massive estates suitable for families. Plus apartments shouldn’t be more than 1 storey - I lived in one with 3 storeys for a couple of months and I swore never again. Idiots who bang doors in the middle of the night, stomping, dragging furniture at odd hours - like are you psychotic? And neighbours always in your business.
