BUILDING A HOME-Need your help

Hey village mates, I want to build a simple four bedroom house ya around 2mili… Shamba iko, stima iko, maji ime pita kwa shamba pia.
What is the best way to finance ,ni save alafu nijenge siku za usoni (savings) or I get a loan/morgage from a Sacco, housing finance or hizi ma banks. Please advice.
Kwa wale wamejenga ama wale wana mpango ya kujenga, wale wako kwa hii field ya ujenzi na wale wame fanya research ya hii kitu please advice. Thank you in advance.

Try this, if not look for a nice architect to draw a descent plan, don’t be stingy , I know one who’ll charge around 50k and if you need regular visits after, can be arranged at some fee.

Yes

Yes am planning kufunga chapter ya kulipa rent niishi kwa my own hse

Ukipata some little excess money jenga. When I was building there was no single time nilikua na hata 1 Milli kwa account. Nikipata 100K nawekelea kitu, 20K extra na nunua cement etc etc. at one point nikakaa almost three months with no progress ma peasant waka shine macho waki sema pesa zangu zimeishia kwa njia. wallifurahia niaje (sijui watu huwa na wivu ya nini). saa hii wana shina macho tu kwa gate na perimeter wall

If finance is an issue, jenga tu polepole on stages kama:foundation, walling, roofing and then finishes but it be will costly due to inflation

Thanks brathe, ulitumia roofing gani?

yangu ina clay tiles but its just a simple three bedroom bungalow. Nothing fancy but gives me peace of mind and endless supply of slices something that puzzles me

Kujenga ni mdogo mdogo…once you lay the foundation your good coz at times foundation end up costing you much more than expected…alafu chunga hawa fundi wa siku hizi…hzo shiny eyes zao hunyemelea cement tu

Roofing nime ambiwa ndio ina kula pesa yote

The biggest amount in the project you will incur is only kwa foundation. but anza polepole, hutawai save full ati unajenga. kama you need a loan, you can go for a bank loan but mortgage ni stress tu.

Nielimishe kidogo the difference between a normal loan and morgage…thank you in advance

I’d beg to differ, kwa bungalow hizi hesabu huwa tofauti, ukichimba upate murram mzuri au soft rock, hapo you can do without strip foundation. You level the trench, put steps if you need to, then unaanza na strip wall straight away. Ukifika kwa ground floor level pia you can get away without using hardcore, tafuta murram if it’s readily available, weka layers za 50mm if uta compact manually na 150mm if uko na mechanized compactor, for a total layer of 300mm. Mwaga concrete 100mm THK na brc mesh kisha upumzike uki save mullah tena

I think hapo anza kujenga na savings then calculate a point where monthly loan payments na rent zita equalise, chukua loan, maliza nyumba then anza kulipa loan na savings from rent

ff…

Ulijenga bado ukiwa bachelor? Quite enviable… …hio nyumba ukioa tafta @jumakubafu afanye usafi. Ama Bishop Natasha

hapana nilikua na mtu lakini tyliwachana later

nikioa tena nitanyunyizia maji ya uzima
