Building a block of flats. Bedsitters, 1br's or 2 br's?

What’s the criteria one uses when selecting which type to build?
I have seen some blocks of flats built in the wrong place that have zero tenants e.g 2 or 3br’s in Mwiki. How does one gauge what is suitable for each place.
The plot I have iko Kibiko Ngong. About 1km away from Tarmac but only 15-20 minutes on a boda (at 100 bob) to the main stage. The road is murram and black cotton in some sections. Very nice middle to upper middle class maisonettes are coming up hapa, shida ni those are mostly people building their own homes, not rentals. Can a mix of bedsitters and one br’s work here ( 4 storeys)

Pay a professional who knows your area for that information. Dont be a cheapskate.

Chapa story na watu wa mtaa. Ask them what they’d prefer.

How much land are we talking about? What is the general area?

is the area populated? Try to do units almost similar to what is being done in the neighbourhood. mainly the 2 beds

Fanya what this talker has suggested - bedsitters should be in an area with campus students or a young population starting in life - so has to be close to the road and mambo ya anasa/entertainment joints.
2 beds and 3 beds, needs to be spacious and well done, with parking and target market would be families - area must have amenities kama schools, hospitals and have good security etc
