Nili kuja kuona afadahli nyumba moja ya nguvu where you deal with one well to do tenant akona steady income , but never rent out to a lawyer or politician esp the former !

I discovered that it’s better to have a few luxury rentals than 10+ low income. Watu maskini hupenda kusumbua sana! Sasa watu wanahama because of 1k increment? I have a few luxe rentals and my tenants always remit rent before the 1st of every month. Quality>>>>Quantity.

Tenants wangu all have different leases for the same space. Old tenants wanalipa 5 year old rates, wapya ndio wanalipa current rates.

Shieet, some old skool tenants wanaishi bila deposit, i check into their houses once in a while napiga usoro wakiniambia vile ploti iko.

That’s quite true. I built my first apartment at a cost of 5m and it took almost five years to recover that money.

Huwezi weka 13k na pengine kuna new houses at the same rate. I hope you have learnt your lesson. A unit that stays empty for one month represents lost income you will never recover.

Why do you need to go Solar in a place i assume is well served by kenya power? In my opinion go kenya power pay 2-5k monthly bill for the water pumping.
