My close relative was conned buying land .The land had an allotment letter which he thought was good enough.It turns out that such a letter isn’t even recognized by courts .

Allotment letters are returned to the National Land Commission for issuance of leasehold (title to land).
On ownership of land/ properties, you need (1) A duly executed sale agreement with transfer from the seller to the buyer (2) A title deed in the name of the owner… (3) additional things like the payment of stamp duty or exemption if applicable, and any other paper trail is just to help reinforce your proof ownership… The first two suffice and are mandatory. A certificate. allotment letter is nonsense… It entirely relies on the trust the holder has with the person who is registered on the title document…
