Getting another plot that is close to the business and next to a tarmac road sounds like a good plan, and more so if you can get the plot first before selling your house, then develop it slowly over time.

Why not rent out your house, look for a place near your business to rent for several months, then see how things turn out.
You might then consider the best move i.e borrow on the house and build another one.

The problem is not the distance but time. Hata if you move nearby, bado bibi atachelewa from work. So get someone to fill her gap jioni. Moving wont actually help the problem if your wife still works late.
