Advice the chairman

Its time to start on my housing project kwa kapuloti mahali huko mavoko county. I know I need to get a county approval before I start. Hebu mulete advice on the process involved before I finally start building and the rough cost for the approval. I plan on putting up two buldings within the same plot, one for my own and another one to rent out. Is one approval ok for both?

Am not an architect but you will have the two projects approved separately. Am currently in the process of completing my approvals also just in the neighborhood.

You will need two approvals as stated above.

county approval/NEMA is determined by total floor area. if you want to construct both buildings at different durations is better to process the needed documentation at the same time.saves time and cost. i did approvals for a certain client last week for around 300sq.m and cost was 30k. That excludes architectural, mechanical, structural and electrical services cost.

Thanks for the info, what documents should I have at the ready when starting the approval process?

So say I want to do a maisonette for me and two units-two bedroomed houses do I still have to get this NEMA whareva?

U dont need NEMA approvals to do a residential building. Unlesd its built on a wetland or something

If you wanna do something close to this, it wont cost you more than 30k. 4br with 2 DSQs 280 m2 . Two kejas n you can part with arnd 60-80k on the higher side. Just something I’m doing for a client in the same area. But research wisely to make an informed decision.[ATTACH=full]15048[/ATTACH]

Docs you require:
Title deed copy
Deed plan copy
Copy of latest land rates payment
Architectural drawings 5 copies
Structural drawings 5 copies
Structural calculations booklet.
Docs must be signed and stamped by an architect and an engineer respectively.

Then this will be the benchmark for knowing what to pay for approvals.

Application fee 1,000 bob, Architectural approval 40 bob per sqm, health 6,000 lands 5,000 bob, occupation fee 6,000 bob, structural fee half of the above totals,. Then add up for final totals.

Approvals take say two weeks to a month depending on several issues you may encounter.

Before you get all that done, look for a professional. Preferably a Project Manager in construction works. Then He should detail the complete process. In your case, what is the registered land use profile? Agricultural/Residentail/Commercial? You may need change of user approvals prior to engaging architects/engineers for drawing approvals…
