As for me Iv been pressuring myself to buy an Audi A6 going for 2.6M. but I have to remind myself that it's not that serious. There will be a better Audi A6 next year and the year after. So pressure ya nini?

I'd rather invest that 2.6 more in my portfolio and make more. A car is a depreciating asset anyway. I will lose money

My first car was a Peugeot 504 nilianua na 300k followed shortly after by a Subaru impreza yenye nilianua after disposing off the 504. By 2011, nilikuwa nimekulakula nikapanda bei kidogo. I used to cover a round journey of 10km daily to and fro. Kuhamisha job to south b cut the distance to about 5km round trip. Let us assume you stay in donholm and work in Industrial area or along thika road. With a 1500cc car, mafuta ya 300 imetosha which is almost the same as what you will pay kwa matatu. Contrary to popular belief, gari hupelekangi garage kila wiki so maintenance shouldn't really be an issue not unless if you drive like an animal or bought a really beat up car.
My point is, with determination and discipline, owning a car sii ngumu. OP akijikakamua na 500k, he is spoilt for choice of good condition vehicles like the second generation Rav4, Premio 240, Allion, NZE, second generation Honda CRV, Subaru impreza etc. All he has to do is patiently look around. Shida in kama yeye ni mtu wa numberplate. Hapo ndio atang'ang'ana kidogo.

With 120m you should be making atleast 1.8 - 2m otherwise it's a bad investment.
True. Though if i had that kinda cash, it may be better to diversify. I would rather put say 100M in a fixed deposit account at KCB (i think they offer 6% returns which is about 6 m). The remaining 20m ni kwa money markets

Regular cash flow is king..... 2m a month banks will literally be throwing money at you.

You will be shocked at how much cars are going for hii kanairo if you have the connections. Land cruiser zenye huchezea 8-10m kwa jiji.co.ke zinauzwa 3.5m upon recovery. Prado j120 unapata na 800k-1m so x5 e53 siwezo shangaa mtu akiipata na hio pesa.

Before you buy a plot with the intention of building you have to know the expected rent for different units in that neighbourhood.... This should be your guide everytime you invest in real estate.

Assuming 60% occupancy on bad month it transalates to 480k a month
480,000x 12 = 5,760,000 .... Real estate all the way.

840,000 x 12 = 10,080,000 yearly income
120m / 10.8 m = 12 years repayment period
This is assuming 100% vacancy for all those years.

Also assuming there are no costs for maintenance and management of the property. Note that flats deteriorate very fast.

Any investment with a return period of more than 8 years is not worth it.
