It got house and tended garden,that makes the amount reasonable then.
If valued the house would cost around 25-30m,land give it 30m,the rest of the infrastructure in the garden give them 20-30m there about.
I think the amount is reasonable coz one has to sell at a profit.
I have seen worse priced very highly from some questionable areas.
