Construction loan for residential units

Talkers I need advice on where to secure a construction loan to put up residential houses. If there are better financiers other than banks would be great, if there’s no deposit required even better. Assande

I had the same Idea sometime back (pia mm niseme nikona flat )I approached HFCK I asked if they could finance the construction and upto what percent they said upto 90% ,excited asked if they would use the building it’s self as security they sad nop they need my bank statement for the last 2 years to prove that even without tenants I could still service the loan papo hapo nika toka naka bahasha kangu mpaka shelter afrique huko nika ambiwa hao niwa ma housing projects na deals na govts na PPP sio slumlords , the rest of the housing saccos only fund for their own projects on their own lands .

The way our financial services sector is structured, you will not find value you are looking for within the mainstream formal financing models present in Kenya, without either loosing your property or defaulting on your repayments… Especially if you are relying on using salary, business income or such like returns to offset repayment…

What of secured loans with another title as collateral but freehold, does HFCK do 100% financing?

Don’t think so they were really insistent on the 2 year bank records before they even touch the land as security, they were willing to go upto 95% financing if I remember right this was about 4-5 years back , you can give them a try maybe things changed but I doubt it with the housing glut in the upper markets might make them jittery on matters housing !

Shelter afrique have always come off to me as the ethical type of business entity. If an international developer can stoop so low, sembuse hawa wetu wa Kenya?

I’ll do my due diligence on them though I’m skeptical about the company given the post is from 2018 and never heard of the organization
