Meaning an eighth can house two semidetached units. From my analysis Cost of land for one unit - KShs 1.6m meaning the house (building) itself is being sold for KShs 4.35m. But as a home buyer you are often times not a trained real estate developer, soil expert, architect or even quantity surveyor!
In Kenya you are forced to take on roles that are not yours. And that is probably the number one reason why you see buildings collapsing or general poor planning because citizens are left to their own devices.
I can tell you for a fact that majority of Kenyans who have built their own houses always have problems.
For instance you buy a plot only to discover years later that the place floods and that a seasonal stream flows through it. So every rainy season ni kuhama… :D:D:eek:
Or right after you finish building you are informed that that land is gazetted government land! And you didn’t know.

There is nothing wrong with buying off plan from a reputable developer. You will benefit from paying low as compared to buying a finished product. I find it hassle free but engage a good Solicitor from the onset.
I think it’s worth the risk.

I can show you by example people who built their own homes in very prestigious estates and that person later abandons/sells that house at a loss and rents an apartment in Westlands.
From the outside the house looks perfect hata iko Runda but ukiingia ndani unalia machozi. Toilets that don’t flush. Septic sijui ilijengwa na mad man fulani inarudisha sewage kwa bafu. Sink hazipeleki maji. Floor sijui… roof nayo. … all the wood is rotting due to moisture…

Ask them to direct you to any projects they have completed in the past. Talk to those home buyers and ask them questions concerning their relationship with this developer and if possible walk through one of their completed projects and analyse the build quality thoroughly.
It’s your money. Even ask this off plan developer who his or her architect and contractor of choice are. If they are dodgy with answers then don’t waste your time. Again it’s your money at stake here.
